It is best to do this before the home is on the market incase there are any issues you have plenty of time to fix them. In the state of MA you cannot sell a home without a passed Title V. If you live in an HOA or Condo Association, you will need to have a 6(d) signed. The 6(d) states that you do not have an outstanding balances with the association. You cannot close without a signed and notarized 6(d).
Step 5: Title Work & Final Paperwork
The attorney handles title search, certificates, and mortgage payoff information.
